Selling a home in today’s real estate market can be an eye-opening experience for many sellers. Many acknowledge the changing real estate landscape, but since their home is clearly the “best one in the neighborhood”, short sales and foreclosure sales are often dismissed as irrelevant. This perception is particularly true in areas where short sales and foreclosures represent a high ratio of overall home sales.

In order to effectively compete with this trend, it’s critical to understand how these types of transactions impact local real estate markets. Zillow.com recently published the results of their research into the percentage of foreclosure home sales and the associated “foreclosure discount” in different real estate markets across the country. This research illustrates the point that foreclosure home sales really do create two separate markets and that home buyers tend to demand a discount over and above the physical damage often seen in these homes. All data was from the 3rd quarter of 2009:

Based on the results of their survey Zillow reports an average “foreclosure discount” of about 28%, which is an important factor for other home sellers to consider. For example, in the Denver real estate market where the foreclosure discount is reported at 27%, that $146,000 foreclosure sale down the street might suggest that a similar clean, well-kept, non-distressed home in the same area might command as much as $200,000. We can’t do much to change the fact that these types of real estate transactions are influencing many real estate markets across the country; what we can do is acknowledge the problem and figure out how to successfully market and sell homes in this environment. Here are a few common-sense tips for home sellers who want to successfully compete against foreclosures and short sales:

· First and foremost, price your home competitively. This does not necessarily mean that the foreclosure sale down the street is the best comp for your home, but it has to be considered.

· Present your home in prime condition. Foreclosures and short sales tend to be in comparatively rough shape; people losing their homes often neglect routine maintenance for quite a while before they actually lose the home. Your home has to clearly out-shine the competition in this area. Doing so will go a long way to overcoming the “foreclosure discount”.

· Hire a Realtor who will out market the competition. Just putting a sign in the yard and flyers in a box won’t cut it. In order to stand out and differentiate your home from sub-par competition like foreclosures and short sales, your marketing efforts need to include an intense online focus with quality details, i.e. virtual tours, lots of good photos, enhanced listings, detailed descriptions, etc. Make it clear to potential buyers that there’s a difference in quality.

· Offer minor incentives that highlight some of the advantages your home offers. Foreclosures and short sales tend to represent increased risk to the buyer as these homes have not been cared for, may have been vacant and neglected for a long time, and can even be tough to inspect thoroughly because the utilities are shut off. Offering things like a home warranty, a pre-sale inspection report, etc., can draw attention to the fact that your home is a better value because it represents higher quality and less risk.

· Make sure you can offer a reasonably quick closing. Particularly with short sales, timing can be a deal killer for many home buyers. Waiting for a response from the bank – sometimes for months – is frustrating for many potential home buyers and makes these types of sales a challenge. With the federal tax-credit deadline looming, timing will become more and more of an issue and is an area where you can easily stand out.

These are just a few tips on how home sellers can effectively compete with foreclosures and short sales. The main focus should be creating separation on points of interest that matter to home buyers, and marketing those differences in the most effective way. Understanding the effect these types of transactions have on the residential re-sale market in your area will enable you to plan your home-selling strategy appropriately, and overcome the dreaded “foreclosure discount”!

Bend Oregon real estate is probably one of the best investments you can make in your lifetime. Bend is one of the most desirable places to live in the United States. There are many kinds of real estate in Bend that are good investments. Below are just a few.

Luxury Homes – Bend has its share of luxury homes. Awbrey Butte, Broken Top, Pronghorn, down town Bend and homes on residential acreage hold a large portion of Bend’s luxury homes. To be considered a luxury home the home must have solid counter tops, commercial grade appliances, have a triple car garage or larger and have top quality finishes through out. The lot should also be at least a quarter acre or more with some seclusion or privacy.

As Bend continues to grow, more and more luxury homes are being built. Bend is becoming known for its skiing, relatively mild weather (four seasons), fishing, golfing and many other activities. Bend will continue to grow and the demand for luxury homes will increase in the coming years. Compared to other parts of the country Bend has some real bargains on Luxury Homes.

Horse Properties – Bend is also horse country. Since Bend is in the high desert horse properties here should have irrigation rights in order to have pasture. Many buyers that ride frequently prefer to be able to ride out the gate on their property and hit the trails on state land, National Forest land or Bureau of Land Management land. If not, most horse property in Bend is a short trailer ride away to some outstanding riding.

Horse set ups in Bend start around $400,000 and go up to the multi-million dollar range. There is usually a good variety of horse property available for sale in Bend at any given time. The Tumalo area in NW Bend has some very premium horse set ups. There are also some extremely nice properties in the upper price range in the Sisters, Oregon area. Sisters is only 15 miles West of Bend.

River Front Homes – Water front homes are rare in Bend and bring a premium price when available. There are no lakes in Bend with private property on the water. There is only the Deschutes River which runs from South to North through the heart of Bend.

River front homes in downtown Bend sell at a premium. The Deschutes River in downtown is called Mirror Pond. Prices on nice homes on Mirror Pond start around $1,000,000 and go up. If you are lucky enough to own a home on Mirror Pond you can walk to all of the activities downtown. The downtown area has a multitude of activities year round.

Retirement Homes – Maybe these should be called homes to retire in so not to be confused with homes for the elderly with 24 hour care. There are many quality commercial retirement homes in Bend but that is not the topic of this article.

Retirees from all over the United States are moving to Bend. The weather, golfing, fishing, hiking, kayaking, medical facilities, art community, festivals, camping etc. are a huge draw to retirees. Redmond Oregon which is 16 miles north has an International Airport which makes travel to and from Bend easy.

There are homes for sale in any price range for all retirees thinking of moving to Bend. Single level homes with 3 bedrooms, 2 baths and a double car garage can be purchased for less than $200,000. There are also gated communities (golf course) for those looking for the privacy of these neighborhoods.

To date however there is only one 55 and older community with homes for sale. These homes are in the lower price range. No matter how you look at it, Bend Oregon is a great place to retire.

Golf Course Homes – Bend has several golf course communities with homes on and away from the course. Awbrey Glen, River’s Edge, Mountain High, Widgi Creek, Broken Top, Lost Tracks and Pronghorn are some of the main golf course communities in Bend.

Bend’s golf course community home prices start around $400,000 and go up to the multi-million dollar range. All of these communities are beautiful places to live in the high desert.

Great Neighborhoods – Bend is full of great neighborhoods in all sections of the city! NW, SW, NE and SE all have nice neighborhoods! The “West side” is very popular but also the most expensive. There is a perfect neighborhood in Bend that is just what you are looking for.

Bend Oregon Real Estate – No matter what kind of property you buy in Bend it will be a good investment. Bend has its’ market fluctuations like the rest of the nation but will continue to be one of the most desirable places in the United State to live that gives you a high return on your investment.

The mortgage crisis is hitting states all over the country. No state is exempt from feeling the pinch financially and all of the housing markets are looking quite bleak. However, the hardest hit areas are in the states of Nevada and California. The worst city for housing markets is Las Vegas where the foreclosures are the highest. On the list of the top 20 cities for foreclosures, 17 of these were in California, Florida, and Nevada. It is estimated by many that over 3 million people will face foreclosure this year alone. Some other states where the numbers are increasing are Oregon, Utah, Illinois, and Arkansas as well.

The economy appears to remain in a state of distress with the unemployment rate being close to 10% and estimated to remain the same throughout the entire year. Foreclosures and unemployment are directly related. People are unable to pay their mortgages when they don’t have income coming into the home any longer. The government has been trying to help the mortgage crisis but their help cannot extend forever and when it does come to halt foreclosures will continue to rise. The Federal Reserve spent $1.25 trillion in their program to purchase mortgages. In December the federal loan rate was set to 4.71%, which was the lowest since the program originated and data was kept beginning in 1972.

In December the rates of new home sales fell 7.6% which shows that even the $8,000 tax credit wasn’t enough to encourage people to purchase homes. Many borrowers are finding themselves in frustrating situations and are unable to stay current. They have fallen behind on their payments and some even just remove themselves from the mortgages due to the hard financial times we are all facing now. The cities of Seattle, Honolulu, and Minneapolis saw their foreclosure rates double the national rate from 2009. Other cities which saw rising rates but not quite as much included Rockford in Illinois, Provo, UT, and Portland, OR.

The numbers of people who face foreclosure in Las Vegas is 12% of the households, or more than 1 in 10 people. This number is five times higher than the average across the country. These 12% all either received repossessions, auctions occurred or notices of default were given. In the good news, in the fourth quarter of 2009, the filings for foreclosures fell from the third.

The state of Florida did not see results that were much better. The city of Cape Coral-Fort Myers received the second highest rate of foreclosures with a close number to Las Vegas, 11.87%. Other Florida states that experienced high rates included Orlando0Kissimmee, Port Saint Lucie, and Miami-Fort Lauderdale-Pompano Beach. In the state of Arizona in the city of Phoenix over 8% of the households were in some stage of foreclosure when the results were compounded.

The results of the communities were collected by RealtyTrac. They collected data from over 2,200 individual counties. These counties were a decent representation of the population and showcased 90% of the population in the entire country.

Tigard, Oregon is located approximately 10 miles southwest of downtown Portland.
