So you are looking for a good home that you want to buy and you are not planning to deal with real estate agents in order to save the commission. So the plan is to drive around neighborhood looking for ‘For Sale by Owner’ sign that someone might have placed in front of their yard. It would probably be a small sign with phone number where interested people may call. Most of the ‘For Sale by Owner’ signs are handmade. Everyone is not confident whether it’s worth getting in touch with ‘For Sales by Owners (FSBO’s) but yes, they take down the details. There are some Myths in mind of people
About FSBO’s – For Sales by Owners
- People say that FSBO’s are not serious sellers but I do not agree to this. There may be minority of people just testing it and have further plans to deal with realtors but majority of FSBO’s are absolutely sincere.
- Another myth prevailing in mind of many is that FSBO’s are not at all flexible with pricing. Few buyers also believe that FSBO’s can not afford hiring realtors and would not bend on price. But studies done by ‘National Association of Realtors’ also proves that FSBO’s end up selling their homes at lower prices as compared to what they have earned if done through realtors. FSBO’s are willingly ready to negotiate and they are not good at it maybe because there is no experience in the field.
- People also believe that FSBO’s are trying to hide one or the material fact by not hiring realtors. But actually, FSBO’s have same laws to follow that realtors have to. Federal and state mandated disclosures must be made to buyers by the sllers.
If FSBO’s are uncomfortable making a purchase contract, they can contact realtors to do that for you charging $500 (approximately). Start at right price; don’t start too high on price. Contingencies like a

ppraisal, Loan approval, Home inspection, seller’s disclosures, Pest inspection, Insurance must be written and assured to be done by either buyer or seller. Earnest money deposit is not to be given to seller, but to third party. Determine in advance that who would be paying for what (transfer taxes/ escrow/ title fees etc.) although no set guidelines are there to be followed, so negotiations can be done. Perorations may be used to your advantage. Understand whether peroration is in your favor or not. Possession time can be specified for the property. Handing over the keys may be done on day of closing or day after closing depending on what law states in your region.
Home Inspection must always be done by reputable home inspector. Hiring an inexperienced home inspector may land you in trouble later so always ask for credentials/association etc. Still in case of problems being found, seller may be asked to fix the problem/ credit you money to get that job done or lower the price of the home.
